Summary of Site Acquisition Services

  1. Review zoning and permitting process, floodplains, and any state or federal laws or regulations that may affect a Search Area.
  2. Meet with zoning & planning officials and any other government offices as may be required for a Search Area.
  3. Purchase plat books, plat maps, zoning ordinances and ownership information as pertaining to each Search Area.
  4. Visit each Search Area and identify potential candidates to serve as landlords, including new tower builds, collocations on existing towers and other existing structures.
  5. Contact potential landlord candidates, and determine the interest and viability of the candidates.
  6. Provide Three (3) Site Candidate Information Packages (SCIP) to Client.
  7. Order title commitments/reports for the selected candidate, and review title and all exception documents in order to determine if any title issues exist.
  8. Coordinate with counsel and title companies to cure any title issues.
  9. Negotiate lease terms and prepare the following executable documents with forms reasonably satisfactory to Client
    • leases;
    • memorandums of lease;
    • non-disturbance agreements (“SNDA”);
    • any required easements (access or utility);
    • W-9’s, and
    • any other required documentation
  10. Obtain fully executed lease documents and provide original copies to owners and Client including redlined leases, pertinent correspondence and other lease related documentation.
  11. Record the following documents at the appropriate county courthouse:
    • memorandum of lease
    • SNDA
    • any required easements
  12. Complete all zoning applications and building permit applications.
  13. Attend all planning and zoning meetings and make presentations to government bodies. All zoning approvals and building permits will be provided to Client and/or alternatively, a letter from the appropriate jurisdictional authority confirming that no zoning or permitting requirements exist in that jurisdiction.
  14. Attend site walks with surveyors, environmental specialist, construction personal and any other party of interest.
  15. Attend weekly build meetings and report the status of sites, and track sites until is has achieved on On-Air status.
